‘No’ to homes plan behind Barnoldswick pub

Plans to develop land behind the Greyhound pub in Barnoldswick have been dealt a blow after councillors refused to green light the building of four detached houses.

Plans for the site off Manchester Road had previously been withdrawn to allow time for ecological surveys to be conducted.

Despite the scheme being recommended for approval by a planning officer, councillors on Pendle Council’s West Craven Committee agreed that “the increased traffic and vehicular movements generated by the proposal, along with a failure to make adequate provision for the parking and turning of vehicles for the pub, would result in an increase in the likelihood of on-street parking and dangers to users of the highway.”

They also resolved that the “design of the proposed dwellings is inappropriate within this conservation area setting and would have an adverse impact on its character and appearance.”

Objecting to the plans, resident Mr Holtom said: “The amount of housing free in Barnoldswick is immense. One estate agent told me they have 90 empty houses in Barnoldswick. We don’t need any more houses in the area.”

He said be believed that there are birds nesting in the area and he was worried that the proposed houses were not in keeping with the current style of the area.”

Andrew Morgan from architectural company ADM Designs, which bought the land from the brewery that previously owned the Greyhound, said the houses would have no adverse impact on the conservation area.

He said: “There have been a number of consultations with everyone involved and residents. Most concerns relate to the existing access. The plans include conditions to improve the junction and make it safer for pedestrians at the developer’s expense. This would directly benefit residents and there would be no additional traffic. We have been told that detached houses are in demand in Barnoldswick.”

Coun. David Whipp said: “I am concerned about the design of the proposed houses. The neighbouring properties are quite low-lying cottages and the proposed development is significantly different.

“If there was only the pub there, the houses would be in-keeping but they are traditional stone properties, not blue slate which would be out of character.”
